Conversely, Chemung (median 30 days to pending) and Cortland (median 57 days) are experiencing noticeable market friction.

Tompkins’ 37 expired/withdrawn listings look alarming on paper until you examine the data. Twenty-eight of them are individual building lots in a single Lansing subdivision (Rose Ann Dr, Grandview Dr, David Ct; $145K–$199K) sharing an identical 543-day-on-market timestamp—a single developer’s inventory batch-expiring, not independent sellers leaving the market. Strip that cluster out, and Tompkins’ pending activity (11 new pendings, median 11 days) tracks right alongside Cayuga and Seneca.
