There are only 6 (Trumansburg) Tuesdays left in the year!   And Trumansburg is having a banner year for real estate.   This tells me the economy in the area and the desirability to live here is strong.

Inside the village, YTD, 31 residential properties have sold.  The average sale price is $235,000.  This is the most units sold in one year over the last 10 years!  The average sale price is at a 10 year high too.

There are NO properties pending or under contract so this looks like it for sold properties for 2017 for the Village of Trumansburg.  Even if a property goes under contract at this time, closing could not take place before the end of the year.

There are only 5 residential properties currently listed for sale in the Village, in the Ithaca MLS.   Prices range from $55,000 to $390,000 with the average list price coming in at $262,600.

Now looking at everything else  within the Trumansburg School District but NOT the village…

There are 10 properties currently under contract within the Trumansburg School District (NOT in the village).  If those 10 properties make it to closing table before year end, T-burg will have sold 47 outside the village properties.  Combine that with the inside the village  properties for a total of 78 residential, non lake front properties sold for 2017.  Still the highest total for the past 10 years.

There are 22 non lake front, residential properties for sale in the Trumansburg School District.  The average list price currently is $262,800 and the median or middle is $239,500.  The $55,000 and the $800,000 listings are skewing the average.  The median is more on target as to what the general market is doing.
