I like statistics and I like to educate so we’ll go with what the Trumansburg Residential and Land real estate market has done this year.

If you are in the market for land to build or hold onto for investment, (because land never goes down in value) there are parcels few and far between in the greater Trumansburg area.  Thus you’ll be paying a small premium for it.  The first 1 acre is always the most pricey since that’s the one that can be built on.  The higher in acreage you go, the less per acre you will pay.  Right now there are 14 raw land parcels for sale in the greater Trumansburg school district.  The lowest listed price is $20,000 for 2 acres on Agard rd and the highest is listed at $1,260,000 for 84 acres on Glenwood heights road.   The highest listed raw land is skewing the average listed price so we’ll go with the median (or middle).  The median listed is $59,000.  And the median price per acre is approx $9,000. There are only 14 raw land parcels listed for sale in Trumansburg on the MLS.

YTD there are 8 raw land sales with in the Trumansburg School district.   Lowest sold price $20,000.  Highest sold price $240,000.  The median sold price is $39,625.  Seller’s are seeing about 91% of their list price according to the Ithaca Board of REALTORS mls data.  The median price per acre approx $10,000.

Residential, non lake front sold properties in Trumansburg YTD:  there have been 40 units sold according to the Ithaca board of REALTORS mls.  The average sold price $208,871.  And sellers can expect to get 96% of their list price and spend an average of 146 days on the market (from list to close).  At the same time last year there were only 38 properties sold.  Trumansburg is on target to sell approx the same number of units as last year and at a higher price, thus the market has improved since last year.  However, the market has slowed a bit since the beginning of September this year.

So for those seller’s thinking about selling and are curious about their competition or comparable properties, or buyer’s looking to buy residential property in Trumansburg; there are currently 31 non lake front properties for sale.  The average list price being $223,671 and the median being $227,500.  The lowest listed price being $52,500 and the highest being $518,000.   There may be a large disparity from the lowest to the highest listed but the largest portion of listed properties are in the $188,000 to $289,900 list price.
