Trumansburg Tuesday…

Trumansburg has been booming lately: in the news and full of activity.   This quaint & compact community continues to gain popularity for it’s diverse activities, restaurants, schools, shops, walkability and community feel.   And because of that, the real estate in Trumansburg continues to steadily increase in value and proves to be a smart and valuable long term investment.

This year (YTD) 37 residential properties have sold within the Trumansburg School District with an average sale price of $191,000; median being $195,000.  Last year the district saw 60 properties sold.  If we continue on pace, I think we’ll see over 60 residential units sold this year.

There are currently 25 residential properties under contract in the Ithaca REALTORS mls.  If those all make it to the closing table before the end of the year, then we’ll have surpassed last year’s total residential units sold and we’ll see the average sales price rise.

There are currently 27, non lake front residences for sale in the Trumansburg School District.  The lowest listed property is $99,900 and the highest is $800,000, making the average list price $288,641 and the median $259,900.

Real estate truly is all about location, location, location… just as there are towns and school districts that are more in demand than others, there are pocket areas within those town & districts that are in even more demand.  That is why you’ll see some properties in Trumansburg move or sell faster than others (i.e. village vs. outside village.  Searsburg Rd. vs. Halsey St.)  The market  may feel a little slower right now. Typically, there is a slight slow down after the Independence holiday and some sellers may be feeling that.  There are ebbs and flows in real estate and if you can be patient, it will work in your favor.

As always…
