Trumansburg Tuesday! {oct 4}

It’s October already!!   Only 3 more months left in the calendar year and the 2016  selling season.  The Trumansburg market is on pace to outsell itself over last year, just by a few units.

I had the pleasure of speaking to the Trumansburg Rotarians last Thursday (Sept 29) and gave them an update on the state of the Trumansburg Real Estate Market.   As I reported, the T-burg real estate market this year is steady and stable.  A real estate investment in Trumansburg is a good choice as prices continue to rise steadily over the long term.

Comparing the greater Trumansburg Real Estate market (the real estate that is located within the T-burg School District; encompassing, tompkins, seneca & schyuler co.) with the real estate located within the Village, we can see that the houses within the Village are garnering a slightly higher price and that is due to the walk-ability and amenities offered by Village living.

For the entire school district, sellers are getting about 95% of their list price and spend an approximately 75-100 days on market.  The average sold price for YTD is $206,400.  The village sold units are included in these statistics.

There are currently 25 properties actively listed for sale in Trumansburg, in the Ithaca Board of REALTORS mls. untitled-pdf-1

The Village of Trumansburg has seen 14 units sold YTD with an average sale price of $227,700. About $20,000 more than the properties outside of the village, according to the data.  And sellers have seen 98% of their list price.

There are currently 7 residential units for sale within the Village according to the Ithaca Board of REALTORS mls, with an average listed price of $272,150.

As we come into the fall and winter selling season, we’ll start to see some inventory come off the market and some prices are already adjusting lower according to the sold comparable properties and time of year.   Fall and winter are still good times to buy and sell!  Serious buyers are out, but are looking for a good deal.  Sellers are starting to get more realistic about listing prices and what their property can actually garner for fair market value.
