Monday Morning (real estate) Market Update

Only two more months left in the calendar year. The last statistical market update was back in August so let’s see what’s closed and what is still active since then…

According to the Ithaca Board of REALTORS mls there have been 733 non-lake, front residential properties sold YTD (Jan 1 – Oct 26, 2015).

The lowest sold price was $6,000 and the highest sold price $2,764,000. (Highest was a 6 bedroom house with 525 acres in Lansing).

The average sold price  $202,781.

The median sold price $178,506.

The average days on market is reported as 148 and sellers are getting about 95-96% of their list price.

Currently listed in the Ithaca Board of REALTORS mls are 520 non-lake front residential properties ranging from $24,950 to $1,950,000 (an equestian property with 3 bedrm hom on 30 acres in Dryden). 

The average list price is $243,390.

The median list price is $189,950.

This encompasses all properties listed in the mls which serves six counties.

In roughly two months 178 properties have sold and the number of currently listed properties is less 63.    We should be seeing even more closings in the next two months on all those properties that went under contract in late August and early September.   

Customarily it is thought that the fall and winter are not good times to list or buy homes in the northeast, however,  as you can see there are less homes on the market at this time of year, so if you wanted to sell, it puts you in a better position as there is less competition.   And buyers you traditionally have less competition too potentially putting you in a better negotiating position.
