What the stats say…

The town of Ulysses is growing more popular each year.  The stats do not include lake front residential properties; they are so unique that they are in a class all their own!

There are some similarities to the Village stats: Each year, on average, properties spend more time/days on the market. And the sold to list price ratio trends down, slightly each year.  But that’s where the similarities stop.  It’s evident that the average sale price for residential properties in the town of Ulysses have increased year over year starting in 2010.

2009 saw 18 residential properties sell with an average sale price of $218,000 and 126 days on market.

2010 saw 15 residential properties sell with a lower sold average than the year previous, of $188k and higher days on market at 133.

Then 2011 saw a huge jump in number of non lake front residential property sales. A 50% increase from previous year at 30 units!  With an increased average sold price of $210k and spending an average of 152 days on market.

The trend continues with 2012: 29 non lake front residences sold with an average sales price of $213k and spending an average of 173 days on market.

It’s interesting to note that, unlike the Village, the average selling price does not decline with the increased average DOM (days on market). I think the reason for that is in the sheer quantity of homes selling giving a higher sales average. Plus more properties out there equal longer days on market.

The stats speak for themselves and Trumansburg is tempting!

2013 prediction:  If trend continues then it’s looking like a great time to sell!  If you are thinking of selling, get it priced right the first time and in excellent showing condition.  Buyers still want more for their money and if inventory goes up, they’ll have more to choose from, so make sure to set your property apart from the crowd!
