Why is my REALTOR asking so many questions?

Contrary to popular belief, it’s not because we are nosy nor our we trying to hard sell you on a property.  And when I say we I am speaking of REALTORS.  Please keep in mind that not all real estate agents are REALTORS.  To be a REALTOR you must belong to the National Association of REALTORS and abide by a code of ethics as well as abiding by the laws governing real estate.  But I digress… that’s another topic for another blog.

As a REALTOR, I am not a salesperson in the traditional or stereotypical sense – there are no hard sales tactics.  I am a consultant – an expert in my field of practice – hired by buyers and sellers to assist and educate them about the process of buying and selling real property.   It is so much more than just opening doors for buyers and looking around a house.  It is so much more than sticking my sign in the ground and waiting for the phone to ring.   I am licensed by the state, I abide by real estate law 12-A, and as a member of the National Association of REALTORS (NAR) and New York State Association of REALTORS (NYSAR) I adhere to a code of ethics and professional standards.

So what does all of this have to do with  why I ask so many questions?  In order to best serve my clients, it’s imperative that I understand as much about them as possible.

To help a buyer client, it is important that I ask if they have gone to a bank or other lending institution to see where they stand financially.  1. to understand what price range to look in,  2. to help them understand all the costs associated with closing and how much cash to bring to the closing table and  3. to get pre-approved which puts a buyer in an exponentially better position when it comes time to make an offer and, most times, seller’s only want pre-approved buyers viewing their property.

So it’s not that I’m just nosy and want to know all about your finances; it’s because I want to assist you in the best possible way.
